“This level has not been seen for a long time,” PIE experts point out. Their data shows that by the end of 2023, the rate did not exceed 300 ads per week in any quarter. Advertisements for the sale of recreational land plots are published primarily in major cities. Since the beginning of the year, most of them have been in Warsaw, Wroclaw, Szczecin and Poznań. In the capital, during the first four months of 2024, the market received more than 300 such advertisements. In the remaining three cities, the number ranged from 240 to 280.

Apart from relatively large cities Many shows emerged in so-called obwarzankowe counties – without a large urban centre, based in a city with county rights. For example, in the Wołomin district bordering Warsaw, 85 notices were published. 160 new offers were published in a row in the large regions – Poznań and Bydgoszcz.

The last time there was such a surge in the recreational land market was during the COVID-19 pandemic. During this time, many shows disappeared from the market while supply was slowly rebuilt. After the pandemic, the number of people wanting to buy this type of property decreased. The decline was linked, among other things, to a worse economic situation in 2022-2023.

In 2024, prices for recreational land increased, although to a lesser extent than supply. In the first quarter, a square meter plot of recreational land cost 331 zlotys on average in Poland – 38 percent more than in the previous quarter. Therefore, it can be assumed that recreational land plots will become more expensive in the following months of this year.

The term recreational plot of land is not formally defined in Polish law. It is supposed to designate an area designated in the local development plan or development conditions for the construction of residential and recreational buildings, and not for a year-round home. One of the most common forms of such land is family allotment (ROD) parks located on land owned by state treasuries or local governments.
