Sam Raimi Directing Hobbit, with Conditions

So much talk about Sam Raimi directing The Hobbit movie, another fresh bit of speculation comes from my friend Richard at FilmStalker. Sam Raimi doesnt confirm that he will direct the movie but does come out and say he would with some conditions.
"First and foremost, those are Peter Jackson and Bob Shaye's films. If Peter didn't want to do it, and Bob wanted me to do it -- and they were both okay with me picking up the reins -- that would be great."
Interesting angle, wouldnt you say? I dont know, so much time has gone by since I watched Lord of the Rings I am almost over the whole Hobbit idea, even though it is one of my favorite novels.
